Heights, TX Plumber You Can Count On

Plumbing for Houston Heights Bungalows, Victorians, and New Builds

The Houston Heights began in the 1890s as one of Texas’s first planned suburbs, a streetcar community a few miles from downtown. It was its own city until Houston annexed it in 1918. More than a century later, its Victorians and Craftsman bungalows still line streets like Heights Boulevard, and newer homes built in the same style fill the lots between them. For plumbing, the biggest difference between those two types of homes is what’s underneath them.

Pier-and-Beam vs. Slab: Why It Matters for Your Plumbing

Most original Heights homes sit on piers, raised a couple of feet off the ground with a crawlspace beneath. Most newer homes are built on concrete slabs. The type of foundation changes nearly every plumbing repair.

Finding a leakOften visible during a crawlspace inspectionRequires electronic leak detection

FAQs – Plumbing in Heights, TX

Do you work in crawlspaces?

Yes. Most of our work in original Heights homes happens from the crawlspace. Our technicians come prepared for tight, low access and leave the area as clean as they found it.

It can. When pier-and-beam homes settle or get leveled, drain lines can lose their slope or pull loose from fittings. If you’re having your foundation leveled, it’s a good idea to have the plumbing checked afterward.

Yes. Many Heights lots have a second dwelling, often with its own water heater and a long supply line back to the main house. We service both.

Heights Plumbing Myths We Hear All the Time

“Old pipes are fine as long as nothing’s leaking.” Galvanized and cast iron pipes corrode from the inside. By the time you see a leak, the rest of the line is often in similar condition. An inspection costs far less than an emergency repair.

“A pier-and-beam house can’t get a tankless water heater.” It usually can. The question is where to put it and how to vent and supply gas to it, not the foundation type.

“New construction means new plumbing problems are impossible.” Newer Heights homes still connect to the same older city sewer mains and lot drainage. A new house can have a problem in the old sewer line beneath it.

“Sagging drain lines are cosmetic.” A belly in a drain line holds waste and water, which leads to clogs, odors, and eventually leaks. It’s usually a straightforward fix when caught early.

I have used Santhoff before and they continue to send qualified professionals. Adam is courteous, efficient, and did a great job on my very old pipes. While I feel the repair cost was reasonable, I wish the company would waive the service call fee when the customer agrees to have them perform the job.

My technicians were punctual, polite, and extremely thorough with exceptional pricing! I spoke with the owner of the company when I scheduled the job. He explained exactly what needed to be done which was consistent with the requirements per coding. The price was less than what he actually quoted, which was less than the competition. Santhoff Plumbing took things a step further by inspecting the hot water heater, amd they insured my gas was back on with all lines having been flushed. The technician s worked in excellence. They were very neat and cleaned area before they left. Their customer service was phenomenal!
